Unfortunately our visit was very disappointing, an incident at checkout being most offensive. The female host enquired how we enjoyed our stay so we mentioned the unusable wifi and the lumpy mattresses. In response the male host erupted with derogatory remarks and aggression. He angrily shouted, ordering us to "CHECK OUT! CHECK OUT!". My partner and I were shocked and wary about raising other issues with them, feeling very threatened. For £89 per night the 'superior' twin room was over-priced and 'quality fitments' scarce. e.g. a faulty window, stained duvet, dirty radiator, filthy extractor fan bezel and stained toilet light pull cord, squeaky / broken bed frames, noisy and *very* lumpy mattresses, and pillows that were unyielding, heavy and stained. The radiator was off but for November the room temperature was inexplicably high. Too high for the thick and heavy duvets supplied. Only one of the two windows could be opened, which we did but we got noise from the street. Upon mentioning the high room temperature to the hosts, one replied facetiously "it's commonly called central heating" while the other giggled at his (oh-so-clever) reply. Breakfast was acceptable and they seemed to follow good principles in catering for special diets - as they claim to do.* I requested lactose-free milk and gluten-free bread and for my partner, a vegetarian breakfast. Gluten-free margarine was also kindly provided. 'extras come as standard'* they claim but the hosts left me in no doubt that providing these items was expensive, a considerable effort and we should be very grateful to them. During their rant at checkout one of the hosts accused me of faking my gluten-sensitivity. Rather than having 'excellent WiFi facility throughout the Hotel'* the hosts admitted it will not always work with mobiles, nor in some rooms. They also implied it had been problematic but as it was free of charge, it's just tough luck. Neither of our mobile phones worked with their wifi, which was disappointing. I tried to show the male host how the wifi signal is OK in the breakfast room but he walked off saying that mobile use there is not allowed. In the room, although they were not required the hot water bottles hanging in the wardrobe were a thoughtful touch. A stoppered glass bottle on the cramped table contained 'Fossil Tree Hotel' water (and doubled as a makeshift spirit level !). We also liked the decor, spaciousness and long dressing table. Bathroom cleanliness could have been better and there were too few fittings on which to hang damp towels. The shower actually worked quite well! The claims on their website and commendations of other reviewers prompted us to book with confidence. So why did we have such a bad experience? I admit that when we arrived I'd expressed a preference for paying at the end of our stay. Any chargeable extras could then go on the final bill. I didn't see that as a problem as they had my deposit and credit card number. Did that irk them from the outset? At checkout we were polite in mentioning a couple of issues with our stay only to get that bizarre, but unwarranted and disgusting response. Odd too, that the host said she would welcome us back. But of course I had paid in full. Stupid, I know. I recommend that 'the discerning visitor' ** stay ELSEWHERE. Lovely clean rooms with great views

The owners were very nice and helpful and the breakfast was tasty with a good choice including a glass of Bucks Fizz if you fancied. We stayed for one night on Saturday 18th November with elderly relatives. Hosts were superb, breakfast was great and the honesty bar was good too. Would definitively stay here again when visiting Blackpool in the future. Highly recommended. ☺☺

Absolutely love this hotel. After trying this hotel last year we would never stay anywhere else in blackpool. Lovely clean rooms little added extras tea and coffee facilities. We have been again three times this year and have already booked for 2018. Hazel and Phil are so welcoming. Breakfasts are to die for large variety of cereals fresh fruit yogurts then a choice of cooked breakfast as much toast as you can eat. Rooms are spacious comfortable clean. I can't rate this hotel enough it's so lovely. Anyone trying here you won't be disappointed it's home from home with a guaranteed welcome. Well done Hazel and Phil. Collapse

A return visit to see the famous Illuminations,they never disappoint.The Fossil Tree is a great base as it is so handy for the trams so you can view almost the entire stretch of lights.The rooms are always comfortable and clean we have been in 3 different ones and all good.The breakfast sets you up for the day so lunch is just a snack .Great host s Hazel and Phil are very welcoming and nothing is too much trouble.Great treat for an Autumn break.
