First of all, ask for a renovated room. It will still have an old rug from the 80s but it WONT have is... peeling wallpaper, a dirty window with broken blinds, duck tape strips to hold the rug down, chunks of wood to hold the radiator in place and wads of tissue to hold the condensation dripping and an old bed. Wait for the hot water to kick in...after 10 minutes but hurry because it will get scalding ...hot/cold taps...who needs working taps?! Staff was somewhat friendly. One lady wasn't surprised when we asked to upgrade our room. Enough said... The perk is that it's a safe area and GREAT location 1 minute walk from subway station 1-2-3. Sorry, I don't have a great review for this hotel. We got what we paid for...New York is pricey and this was affordable for us. Collapse

We stayed for five nights in December 2017. The location is great - 96th Street subway station is just outside, and if you manage to get an express train, you can be in Times Square in about ten minutes. The Upper West Side is a lovely area, full of interesting people and places, and with numerous good diners nearby. I would recommend this area to anyone who wants to explore Manhattan. When we arrived, the hotel looked a bit shabby, but we got a relatively cheap deal so we were under no illusions about the fact that this is not exactly a five-star hotel. It was a little more concerning when we reached the ninth floor and found the hallways stank of cigarettes and cannabis - not great for an allegedly non-smoking hotel, and certainly not for anyone with allergies or respiratory issues, or who doesn't enjoy the smell of other people's smoke (or drugs for that matter). Aside from the clear drug use, we saw guests drinking alcohol as they entered the building. There is an unsavoury atmosphere in the hotel that makes it particularly unsuitable for guests with children. The room itself was as shabby as the exterior, but the bed was clean and the bathroom was relatively clean too, although the walls and bath were a little dirty. The windows were caked in dust and the little touches we might have wanted were simply not there. The television was antiquated, the light switches were dirty and old-fashioned, there was a strange brown stain on the wall and the furniture had seen better days. Still, we had relatively low expectations so we were mainly relieved to find the bed was comfortable and clean. We spent very little time in the room and managed to put most of our doubts aside. The temperature plummeted, it snowed outside, and our problems started. The heater in the room was exceptionally noisy and didn't work properly. Furthermore, the bedding wasn't adequately warm and we had to call down to get extra blankets. We asked for these when returning to the hotel at about 11pm and by the time we had fallen asleep, they hadn't arrived. When we called again the next day, we were told that they had run out of blankets but could provide us with an extra sheet; although the sheet was brought promptly this time, I was astonished by the idea that a hotel could run out of blankets. On the way out of the hotel, we had a transportation issue and I had to talk to the concierge. Although the staff on reception were professional, polite and accommodating throughout our stay, I cannot say the same about the concierge. When I asked her to help arrange transfers, she was rude, disinterested and told me to do it for myself. She barely even made eye contact with me, and seemed like she simply didn't care. Although our expectations were not especially high to begin with, they weren't exactly met. I could cope with a budget hotel looking dated and shabby, but this hotel was barely functional. The pros - an excellent location, (mostly) friendly staff and a clean bed - were significantly outweighed by the cons. It was dirty, run-down, uncomfortable and unpleasant, and I would not recommend it. Collapse

The location is wonderful, the staff VERY helpful and the price in December reasonable. However, we had to change rooms 4 times due to the immense smoke odor in this “NO smoking hotel.” Needs vast updating.

Having read the reviews I was not expecting much from this property. And while there were certain things about the hallways and room that were worn down, this did not detract from a great stay. The room was spacious and I liked the feel of the hotel. Nice quant lobby and a perfect location for what I needed. The subway always stop at the 96th street station which is right outside the hotel. I will come back again and have already booked for February when the rates are much cheaper then December. Collapse

5 night stay myself & young adult daughter, after 6 nights in midtown we enjoyed a more residential location however did not find it peaceful at night as front street facing room particularly on Saturday night conversations from bar across the road sounding like the people were beside me in bed but then again New Yorkers are not known for talking but rather yelling so used my ear plugs at this hotel. The hotel is very dated however rooms are being upgraded, I had an upgraded room offer via email but did not view until after check-in & unfortunately was not offered during check-in so disappointed with that, I suppose I could've acted on this but chose not to. The room (q/ deluxe suite) was good size, bed comfortable & clean unfortunately carpeting felt dirty under foot & shower over bath on first use caused back up of sludge water over feet while showering not sure why this happened & only happened the once?? Daily room attendance providing clean towels & coffee/tea making provisions etc. Unfortunately again as in most American hotels no small fridge only useless ice bucket which is difficult for special dietary/meds needs. Free wifi available however all guests I spoke with stated unable to receive in room hence sitting in lobby for service, this is not the first hotel in the world I've experienced this & I'm sure it will not be the last. This hotel also has numerous residents living onsite I was informed the lack of wifi service in room is normal though staff at front desk will tell you otherwise. There appeared to be luggage storage available though I did not require, also diner around the corner offers a great breakfast deal for hotel guests. Their are numerous good restaurants used by locals in the area. Laundry across the road very useful & busy I chose to do own laundry one evening rather then leave for staff & used the opportunity to sit out front people watching. 96th St subway 2 mn walk around corner however I often found downtown/midtown lines frequented the 96th W subway beside Central Park which was about a 10 mn walk from hotel not an issue really & always felt safe walking day/night. Would recommend though ask for an upgraded room. Collapse
