The location is good, in a very quiet back street near St Mark's Square, and close to the San Zaccaria waterbus landing. The hotel has seen better days, and there is no lift, but the room was clean, the bed comfortable, and the towels changed every day. The breakfast is generous in a pleasant dining room. However, we suffered a final disappointment. My wife left a jacket hanging in the wardrobe. After several phone calls to the hotel, we were told that it had not been found. Someone must have found it! It is a pity that that someone did not hand it in ... Collapse

Of all the hotels we stayed in Italy, we were in shock when we got to this one! First of all, I've been reading a bunch of reviews and I can't figure out how some of them are writing about such a friendly, helpful staff/reception. The creepy man at the reception area was very rude and arrogant, not at all friendly. And he tried to keep our passports, just placed them in a desk drawer. When I asked him for them back, he told me I would get them back when we check out. I told him, "No way!", and he was irritated, but simply made copies of them - on the copy machine sitting right in front of him - and returned the passports! Then he walked us to our rooms, which are outside of the reception area. We had to climb a huge stairwell - no elevator - with all of our luggage. Right away I didn't have a good feeling when I climbed the stairway and could see that the carpeting on the stairs hadn't been vacuumed in ??? maybe months? Then we entered our rooms to an extremely strong musty odor, and in my room, next to the bed there was a urine smell. The bedspreads were very musty smelling. The rooms were so small you could hardly move in them, had to climb over the beds to move around. The lampshade was ripped with stains on it. It definitely needed to be renovated and updated - badly! The overall feeling that we had was "creepy"! We were very uncomfortable! It was old, smelly, musty, cluttered, creepy, with a creepy unfriendly front desk staff who tried to keep our passports! It almost ruined our time in Venice, but we were determined not to let it. So we just made the most of it and stayed in the room as little as possible (of course) If I could give it NO Stars, I would. Collapse

Clean and great location, and the air conditioning worked which is necessary for visiting in June! Staff friendly enough and happy to help with directions etc. Ferry terminal wise- we found it more efficient to walk to/from St Marc's Square (10 min walk tops to hotel) rather than s. Zaccaria, as there's a faster ferry that goes there from the airport. Cons: Coffee isn't great at breakfast but there are a number of nearby bars and shops. Breakfast is pretty basic generally- but it is free and restaurants are fairly expensive in Venice! Rooms aren't that luxurious, but are reasonable.. We'd stay there again Collapse

We stayed here for two nights and weren't disappointed!! Firstly, the location is great. It's tucked away in a side street just a few minutes from the main Hustle and bustle of St Marc's Square. Conveniently it's also minutes away from the water bus stop. The friendly reception staff greeted us and check in was smooth. They held our luggage as we were a bit early. Upon return our bags were waiting in our room. We stayed in room 130 which was on the top floor. N.B there is no lift so bare this in mind when booking. The room was a great size (considering the type of building and where we were - Europe rooms are generally small) it was clean and I was delighted to find extra pillows! ThIt was a charming room with bags of character! Breakfast was traditional continental breakfast. We certainly made the most of it both mornings! I know there are some bad reviews but I speak as I find and I found it was great!! Would recommend and return. Collapse

Take this hotel and place it in any other city in the world and it would look like an awful hotel. Bedrooms were small, first floor rooms were dark, no view at all, only continental breakfast offered. Didn't even put the tv on because other reviews told me there were no English channels. So would I book it again? In a heartbeat. It's less than five minutes from the water taxi drop, five from St.Marks Square, restaurants and shops all around but in a narrow alley that ensures its peaceful. Two minutes from Calle Santa Scolastica which is a little path that takes you to the Bridge of Sighs from where my photo was taken. I had to set an alarm to wake every morning because I slept so well, and when I'm home I only have toast for breakfast anyway, so why get so hung up on the "full English". The room as clean, lovely air conditioning, wonderful shower. The rooms had a fridge, wifi and a safe without any deposits necessary. We had a four day break and passed so many places on day one and two that we intended to visit again, then spent day three and four trying to find them again. Take pictures of street names everywhere you go, with digital cameras you can delete them when you get back home. So much to see and do. We ate out in the evening but in the day just bought a pack of ham and cobs from a supermarket for lunch. I won't write a review of Venice, others do that better than me, but if you are thinking of going I'm so envious of you, enjoy. Collapse
