Good location if you are going around by the vaporetto. Staff are cheerful and friendly. One of the ladies at breakfast is grumpy, I hope everything is going well in her life.....Breakfast is good but the space is a bit strange. Well, limitation of an old small building i guess. LOVE THEIR SHAMPOO it was good on Asian hair (other hair as well maybe but I dont know). Not cheap but good value single room for solo traveller (Venice is expensive in general....). Bed is not outstanding as pointed out by other guests. Would be nice if they could change the mattresses. Ventilation in bathroom is noisy when it is on with the bathroom light. I am positive about the hotel in general. Collapse

We stayed in this friendly, small hotel by recommendation of friends who come here every year for the Biennale, which is just round the corner. As we travelled with our dog, the hotel was just perfect. Clean, tidy, friendly, good choice for Breakfast thanks to Levita, the lady who assists every morning. There are parks close by which was convenient for our doggy. Views from the room were onto the lagoon. Mr. Simonetto and his team were super friendly and supportive in any way. Bars and restaurants just next door made it for us the perfect place to be. Collapse

The hotel is in an excellent location with lots of restaurants around (except the one right below the hotel which has bad service, bad food and they overcharge) there are several "pubs" around it too. The distance from and to Saint Marks's Square is great, not very long walk and if you can catch the vaporetto quite quickly from Arsenale stop (also to and from the airport) The bed was extremely uncomfortable (too hard) and we only got two pillows so we asked for more and got really hard ones. Also, there is no duvet, just layers and layers of blanket which meant feeling trapped in bed under a heavy layering of blankets, why can't they have sheets and ONE winter duvet like other hotels? The safe is very tiny so don't expect it to fit ipads or laptops. Breakfast room is ok (it's actually the hallway) the food selection is very poor and do not expect fried or scrambled eggs, croissants they had were only sweet filled with jam. Customer service is excellent, which is one good reason to stay there again and the location. Hopefully, they will improve their beds and bed linen in the future. Collapse
Located close, but not too close to St Marks Square

Booked a room with a view, for pre cruise sojourn. Hotel is nicely furnished in the Venetian manor. Hotel staff was pleasant, helpful and efficient. Although our room was small, as is the case in Venice It was provided with a sizable bathroom. Breakfast was provided in the European manner, and was plentiful. Local restaurants were located just round the corner. And served locals as well as tourists at favorable Rates. The Arsenal vapparetto stop was two short bridges from hotel. The view was worth the uptick, as we watched as our ship arrived at night, from our window... Collapse

Arriving... at the hotel was easy as its right by Arsenale boat stop, we were greeted at reception by a lovely man who was very polite and quickly checked us in. It took us over an hour by boat from the airport so upon arrival, we were freezing but the hotel did not dissapoint and was very warm, as was the welcome. We were taken up the tiny lift by another lovely man who showed us to our room. The room... was basic but had everything you would need for a short stay, TV, mini bar/fridge, hairdryer, wardrobe, shampoo and conditioner etc. There is a cheap shop about 3 mins walk away if you forget anything. I did notice there was no iron but I didn't really plan on going to Venice to iron the entire contents of my bag so that was fine. Oh and no kettle unfortunately. There was an air conditioner in the room but there was no way we needed it November. Room decor could probably do with some updating, lots of curtains and Italian tassels which made it a bit dusty and lots of strange noises of gushing water in the morning. The bathroom was fine, our room didn't have a bath but did have a shower cubicle and did exactly what a shower should do. The view from the room was just of other buildings but I am sure the description said "canal view" when I booked?! I can only assume they mean the "roof terrace" ... so we checked it out and it is basically just stairs to the roof and it has railings around it with a couple of tables and chairs (really nothing fancy at all) the lights didn't come on but I'm guessing that's probably because they thought nobody would be mad enough to sit out on the roof in November....? We did and yes, you kind of get a canal view if you step over the pipes and look but certainly not from our room as it is completely separate. Free WiFi was great! The breakfast... Was very basic, just cereal, fruit, yogurt, cold meat, cheese along with a small juice and coffee machine. As I said it is very basic so don't go expecting anything cooked. I didn't really want to mention it but there were ants on our table, apart from that it was ok. We went for this hotel because we had bagged cheap flights and wanted to find a cheap hotel to go with it. It seems you certainly get what you pay for in Venice and I think this was fair. If you want a fancy place to stay then this is not for you but if accommodation is not the priority and you want to just explore the city on a budget then this is great! It is in a great location for that and St Marco square is only round the corner (over about 5 bridges)... ha! Wear good comfortable shoes and your feet will thank you. Eating out... We found this to be really difficult which we weren't expecting as it's a city... we were going past restaurants and then looking them up on TripAdvisor and some of them had the worst reviews I have ever seen. We thought it must just be a one off but the bad reviews kept coming! We got to a point where we picked a restaurant based on its reviews and then found out how to get there (Venice is like a maze)!! Make sure you have mobile data or else your could easily get lost. Basically do you research or risk it. Collapse
